Will you also tell me where to sit, provide the enclosed heated blind, purchase and sight in my rifle, tell me I'm beautiful and you're lucky to have me around, gut the deer, drag it to the truck, then process it for me? Then, will you cook me grilled cheese for breakfast? Finally, will you have the front shoulders made into delicious maple sticks? What would it cost for you to be my husband Batman? I'll require a bucket with a toilet seat to piss in also, so I don't have to go outside when it's dark, cold and scary out. These are my requirements.

Run the math on your place and divide by 2. Sell you does at that price and make warren buffet squirm. Most will say ‘but that’s high fence’ when they don’t know what the fence is. They only have a sheep’s perception of the fence provided by the state.

If the timber value is listed at $140,000 that doesn’t mean the landowner gets $140,000 does it? That’s the value of the standing timber. The logger gets his cut which is how much? 40-50%? Or how much is the logger forester cut out of that $140k? Is there any county or state tax on timber cuts there in Minnesota? $140k sounds great on paper but, there’s variables on timber values at different times of the year depending on when the timber is harvested and what’s sitting in the lumber yards etc. For instance here in NH they publish timber value guides for sections of the state. They change quite a bit from quieter to quarter, year to year over the different sections of the state. Oak that was $350 a 1000 maybe $300 next quarter. Maybe Minnesota is different but, I’d say the timber there fluctuates as well. www.revenue.nh.gov/mun-prop/property/stumpage-values.htm

How would you sell the property? $400 k starts to limit your customers? Would you split up the land and sell in two/three sections.

You guys never fail to amaze me, lots of great knowledge on this site. Congrats on the purchase Bat. I thought the only way to flip land for a profit was to buy a farmer's trash land and sell it as hunting land.

It just seems like a lot of work and a lot of unknowns in future years for the return. VFINX is up nearly 28% just this year.
