$400K in timber value on 315 acres? Is the place full of old growth veneer logs or what? Around here a good veneer log can bring $1000 but, I’d still want to see the foresters numbers for the oak prices. As I’ve said they usually vary from time of year to what’s in demand. Are Brooks’s numbers at the high end, low end, or mid range. My local mill said the red oak here is at the bottom. Do not cut. I told her I couldn’t get a logger even if I wanted so that wasn’t an issue. Another money maker is on most mature oaks there’s a 1/2 core or more of firewood leftover per tree. That is either chipped or left by the loggers. If Brooks worked it right there’s a lot of money in firewood that would be leftover but, it would need to be harvested as well. Maybe that’s part of the $400k that’s sitting there.

If you could find the right spot......that would be a good place to throw down an anchor. Prices are pretty good.....and the land and wildlife can be spectacular.....IMO. Legacy type lands exist.....and go for reasonable prices. Now.....it the government funds some of the costs.....you would be golden.....IMO. . Great proximity to hunting and fishing and the lakes and the Shopping and doctors in Brainerd......Yadda yadda. Not for everyone.....but for many here on this board.

If it were me, I would get well above and west of the Brainerd lakes area. Too close to Baxter on the Crow Wing is not for me at present. Akeley area would suit me better for seclusion.

Talked with the appraiser who was working with the county and the DNR. I think he has to explain to the DNR how I bought it for 40k less than it appraised for?
All the grant monies were approved for the purchase so I could sell it to the county and turn a quick dollar. Maybe retain some of the timber harvest cash as well.
He requested I send him a copy of the purchase agreement. Any harm in doing so?

Never volunteer any info. Ask why he needs to see the PA, when can see the amount of state deed tax that was paid at the recorders office and figure it out himself.
