Now that Mrs Kooch and I are getting serious about Nassau Deluxe I’m wondering about building costs.
Materials are at an all time high so we won’t be building until those hopefully come back down. Before the insanity started we talked to a builder in Milbank. He seemed upright. His advice, then, was “Just plan for $200 a square foot. Trust me that’s where you’ll end up when all is said and done.”
There is already a solid well in place, and electric service. We will have to dig septic and a basement. Should I really expect to spend $200K for a small 1,000 square food house with a basement if times get back close to pre-covid prices? We don’t have champagne taste. So we won’t do hardwood and granite like our current place, if you follow. More midrange.
We will build small so we can afford to leave in the Winters. Anybody know a good builder out that way?

Around here costs to build have gone sky high with covid but, so have houses in general due to the low rates. I think you’re going to be shocked. I’m feeling the same about trying to find land. Everything is sold within two days. Under Biden that will change for sure.

Used RV.

They are an option. But, to get the best deal, you have to pick from their floorplans without much modification. They are for sure in the running though. I don't know shit about construction. In our county and a lot of counties they are taxed as an AG building. Save you thousands per year in property taxes

^ I think this type of building is the most bang for the buck. The cost of the "envelope" is lots less than stick built....it's then a matter of what you do inside that envelope. Morton is pretty much the top shelf product line....but Cleary is also doing these buildings / homes and they may cost less, yet have good features too. And I'm sure there are others. Low maintenance for sure.
