I appreciate all the input. I think I’ll wait to do anything major. As tough as that may be. While I’m no spring chicken (55), I hope to enjoy 15-20 years of the property. I feel pretty confident I know what the deer patterns are going to be, but until you go through a season and see how neighbors influence that movement I guess I can’t count on anything.Yep. I am quite lucky as far as neighbors go. Most don't shoot young bucks and also don't shoot that many does.
I do have about 150' of frontage (my property is an odd shape) with some aholes, but I've come to terms with the fact that they're aholes and aren't going to change. I've also done my best to manipulate deer movement away from that frontage. They only firearm hunt, and usually only during the weekends. I never move around on my property near them, so I don't bump any deer their way.

When I bought my land, I made a list of the addy's of each neighbor that abutted my land (from the plat book). I think I have 7 neighbors all told on a 110 acre property. In the letter I included my name and wife's name adress and phone numbers. The letter said we were a family of 5 or 6 hunters and that we were avid hunters and bought the land for this purpose and planned to develop it a bit to suit our outdoor activities. Asked them to let me know immediately if we were doing something inappropriate to them. Told them I would try to respect their property and hoped they would do the same to me. Also I think I told hem I lived some 20 miles away.....and as an absentee landowner I would appreciate knowing about any activity that may be detrimental to the land. Told them I would work on being a good neighbor with their help. Thanks. Never did I demand they stay off my land or demand anything from anyone. But they also understood my purpose. Neighbors HATE when a new landowner "lays down the law" toward long time owners how things are going to be, etc. (I know you are not doing that.....but I do know of people like that.) Almost instantly I had a pretty good rapor with the neighborhood. Was good for us. Never had a big issue with any of the neighbors. (Also you may let them know you want to do some excavating improvements and if they had an interest or a machine for these purposes they might call you?). - that might come in a second letter. my 2 cents. EDIT: Also gave a few neighbors some deer sausage at Christmas. Been worthwhile....and I have a few friends there now and they look after my place.

Most guys in shorts wouldn’t walk through raspberries, brambles, and buckthorn. Add mosquitoes and wood ticks to the mix. I bet this guy wouldn’t walk there if there were no trails or if the trail was closed with some blow downs.

You say it was logged. Are there any landing areas where they stored and sorted the logs? I’d get some buckwheat on them if there are.
Then go with clover snd winter rye in July.
That sucks on the trespassers. I’ve own my land 13 years and last year was the worst yet. It sucks but, I’d press charges. Get the word out you’re an asshole. Hopefully that’ll stop them.

"Its what we always done". Maybe mushroom hunting and this sort of thing......not thinking they are doing any harm.
Yep....I would post it.....and find a nice way to tell folks to stay off.....like the letter said above. If that does not work.....then you can play the get tough act.
Sometimes folks will do things for spite if you are too soon to apply the get tough act. Especially if you do not live in the area. Just one man's opinion.

Art....your situation is a bit unusual....but shows what friction with neighbors can do. Not sure how this situation for you came to be (?) but having a creep with a few acres in the middle of your land is surely not anything I would wish on anybody. He or I would have to go. Kinda re-inforces why I say to try the "friendly route" first. But you really can't make friends with a badger - such as that creep neighbor you have. If that were my land.....I would sell it in this high-demand, crazy land market and find a better situation elsewhere. I don't run from trouble.....but sure won't live with it forever. EDIT: Was just thinking about Art's No Sandbox as I was packing stuff for the trip back to the Tundra. And.....I know taxes could be a big issue if you are to sell land...especially land like yours that has been in your family forever. Big taxable event if you sell. However the farmland guys sell land and then do a 1039 exchange when they buy new land. In your case that would allow you to sell the north Sandbox land and buy another piece of similar land (?) with the proceeds. Therefore you would keep your old basis in the new piece and upon your passing your family would get the land at the stepped up basis (current value). I think you gotta do this within a year? I betcha B Woods would know the answer to this. One more point......is that if you live in a state like OZ......upon either my wife or me passing the other gets 1/2 the estate at the stepped up basis. Can be a big thing if you need the income late in life. (not sure if this is state and federal tho.....likely just state?). Just my 2 cents.

I only Prosecute white male trespassers. Straight white males. If they have identify otherwise I cut them slack as well. It’s the left thing to do.
