Just saw my House insurance for the farm jump from $4800 a year to $5900 a year. WTF is going on with insurance. I have not had a claim in 20 years. Told the insurance guy I will self-insure if it takes anymore rate hikes. An alternative might be to raise the deductible. The insurance should/ could be just for a major loss. It’s $2500 now. Going to $5000 maybe. Sucks a guy has to do that.

I think deductibles increases will be mandatory. I have a few condo association and the rates have jumped very high and they are requiring high deductibles. I think homes will be 1% or 2500, maybe 5000 soon?
Farms might be 5000 deductible minimum in the next 5 years.

I wonder how many years we need to go back where $2500 of home repairs and materials matches $5000 worth of the same work today. Dollar is getting worth less and less.

Just put my h bird feeder out at the cabin yesterday.
Filled the jelly feeder yesterday...... An oriole was in it within the hour. How on earth do orioles find it so fast. Last spring I filled it with grape jelly for the first time of the year, walked into the cabin to the sink to wash my hands, and looked out and an oriole was already in it after less than a minute. How the hell...........
Nature is mystifying.

I may have figured out a way to keep my chipmunk population under control. I get lots of chipmunks that live in the boulders which provide the means to support my patio. They had stated to mine tunnels under my pavers to the point that they were making extensive damage and I have been repairing this. So I went to war on the chipmunks. Over the past two years I trapped about 50 of 'em and last fall I stumbled onto a poison solution. I make some plastic tubes about a foot long and support some mouse bait inside the tubes. Evidently the mice and or chipmunks have gotten to the poison last fall and this spring as it's gone in several of the tubes and "chewed-on" in other tubes. I have yet to see a chipmunk around my patio this year. I have about 6 of these bait stations around the perimeter of my house. I used the black PVC pipe as it tends to hide itself in the bushes. I use the Tomcat bait with the hole in the center. I put these around the perimeter of my deer property sheds too. Preventive is easier than trapping later......IMO.
