Been tossing this idea around. The neighbor that owns on two sides of me has expressed interest in buying my land (40 acres). I have no buildings on my land. I have located another piece that is 60 acres that is all wooded surrounded by a lot of ag. This 60 acres looks like it would hunt bigger than my current land does. I have not walked the land just looked at aerials. Some of this land is low but I have some lowland on my present property. This 60 acres is only about 5 to 10 minutes from my daughter's house and that is where we stay when we go to our land now but the drive is 45 to 50 minutes from her place. I would have to get the right price for my land so it would be about an equal price for new property. Here are a couple pics of bucks that have been on the land in previous years. I know that pictures are old one but the area has the potential.

How long have you owned your current place Tom? I can't speak for you or your situation....but I don't have the energy to start over. Sounds like it might be a good plan for you tho.

I did start over The only way I'd do it again would be to buy a property that's already been "built" by someone with a similar skill set.

I love lowland. Especially if humans can't go threw it. Without it in mn there wouldn't be a deer left in the state, lol. The older I get the harder it'll be to sell. One caveat to that would be the mn dnr. If they get any more zealous in their hate for deer I'd think really hard about selling.

From the aerials it looks like there are trails cut into property. With it being almost all wooded I don't know how much a guy could do. Maybe clear some areas for food plots if possible. From what I could see on aerials and pictures it has good bedding and thermal cover already.

I go around about that in my head from time to time. I don't know, that's my short answer. I do know I don't want to build another property from scratch. That's where there won't be any return when it comes sale time. I could make two nice half acre plots, surrounded by bur oak, rimmed in clover with perfectly balanced nutrients in the soil, accessed by smooth raised trails. I could plant 20-30 apple trees in key spots. Wage war on the tag alder to release more desirable natives, dig a couple water holes, build some permanent stands. I don't think any of that would add value to the untrained eye.
My best move may be to avoid doing that over and over again on different properties.

I would not think twice if I could get 60 for 40 acres at the same price if it was equal or better hunting. I never fall in love with any piece. Good Luck, hope it works out!

At this time, I couldn't imagine giving up the isolation and control that I have now. With all the swamp and landlocked public ground around me, the place hunts way bigger than my 160 acres of ground. Granted, things could change. Right now I only have one neighbor, who is an asshole, but they don't beat up the deer. I would dread having to start over. It would take a special place to draw me away.

Go for it... I like to buy up in acres. I have some attachment to my parcels, but I'll buy up in land if situation presents itself... good luck.

Sounds like a good situation. Just make sure the logistics are set so you don't end up without a property... having to find a new one that is good enough

Tom, Are you familiar with a 1031 exchange? Is that where you sell a property and you have an amount of time to buy another property of equal or greater value to avoid being taxed on the profit?
