Are you staying in Iowa after you sell? Yes....I have two options, a farm in the same area, slightly bigger with a small house, or a farm in Western IA (Loess Hills) that is closer to home and what I think would be a real good buy. I like to fix farms up, but my current 239 AC in Union, is not a fixer upper. It is turn key. Real good deer numbers and next year should have 2-4 160-180 inch bucks on it. If it does not sell, not a big deal.

It is in Western IA, I don't want to get too specific, until I have deal done, but nice area/good hunting and cuts my drive down by 2 hours.

Have you closed on the new place yet? We close in April, all paperwork is signed, one small item to go, but should be no problem.

What county is the new place in? Just got the last form signed, so it is official...the farm is in Monona County, Iowa. Monona is one of the top 10 counties in Iowa for P & Y bucks....Loess Hills. A big part of my decision was the fact the farm has 115 acres of good tillable (80 CSR) and W Iowa has high cash rents (even now) the average rent in the county is $260. CRP if approved in the new farm bill would be $300 an acre, so I'm crossing my fingers that it is funded properly. I know a guy to the south 2 miles, he has 600 acres. So he can help me with food plots, ponds, habitat work. He is a habitat junkie, and has shot several bucks in the 160-200 inch range. Recent sheds found by the neighbor
