I have my eye on a farm that I think is a really good buy, so I am considering selling my Union County farm. I have not listed it, just out there as possibility. If it sells great, if not, no big deal I like this farm. The breakdown is 108 tillable, 16 CRP, the balance is timber and draws. Full of deer, not uncommon to see 20+ deer per sit, late season can be more. I saw 13 bucks on one morning sit this year. During the rut, you will usually see 5-10 bucks a day or more, usually in range. The two best features about the farm is that it has great cover, Thick nasty bedding, CRP with Cedars, TSI within the timber, and the rest of the section is pasture so most of the deer live on this 240. We leave food plots, in strategic locations. Fenced, and gated access. The cover cannot be seen from the road. Secluded, and not much pressure from neighbors, they take an occasional decent buck during slug season. Shot a 4 year old 140 this year, a 165 10 was shot two years ago, a 183 inch was shot prior to my ownership. I will post some pics of the farm. If you know anyone looking, let them know...Thanks! The quality of Iowa bucks is almost second to none anywhere! Looks like a great spot. From what I am seeing' Investors are looking at the stock market right now, not land anymore. If they are looking at land, they want a minimum of 4.5% return after property taxes. You need to find a hunter first, investor second kind of guy. I just got lucky finding that at one of our missouri farms. Hope you find one as well buddy!

I'm not the smartest guy in the world but isn't this the perfect place to buy and make into one of those guided hunt places? Keep hammering the bucks and degrade the entire area and make money they way other people are doing it?

But the outfitters don't buy the land, they lease it so that it's easy to get out from under it when the antlers dry up. This looks like a beautiful 240. Any chance it's something a person could build a house on? Close to utilities and a job market (commuter)? What about fences, is this in an area that people raise cattle? Might be a couple of different ways to advertise it.

You could build on this 40 (easy)... there is a house by it , but owners are nice. They don't hunt. I have not had trespassing either. Which was not the case with my last farm.
PAsture around me yes, but this is a Row crop/hunting farm. It has a few acres that should be CRP, I'd like to put 70 acres in CRP, and 40 in crop.
Excellent fence, the prior owner put $10,000 into fencing and a creek crossing (cement/culvert)

Price is $818,000 with very good chance of long term CRP, once they come out with new farm bill.
