There are lots of very nice 3 bd 2 bath with pool and hot tub some on the water in very nice areas for 275K in Florida. We want gated 55 and up on the golf course. Not many of them under 300,000

Yep, the wife and I got back from OZ last night and are now dreading the weather here in Minnesota. Whats not to like about Sunny Arizona weather with Temps in the mid seventies.
Arizona is my choice so far for a retirement location and some of that is because I prefer the western states and the adventures they provide. Arizona is close to New Mexico, Colorado, Utah, Nevada, Southern California and not a bad drive to a number of other mountain states.
I'm a fan of the 55+ retirement model and the activities that are available in those communities. There are many communities in the south that range from RV's to $1m homes. Once you retire if you want to winter where its warm, find like minded people, have activities to enjoy its a good option. I would also say it is a healthy option, I worked out this past week with a 80 year old guy, for his age he was impressive. In addition, he loved guns.
We stayed or visited 6 communities in the past week, Trilogy of Vistancia, Sun City Festival, Pebble Creek, Saddlebrook, Saddlebrook Ranch and the Preserve. All of these places are using the same mix of activities, housing and facilities. Each is located in different locations, have different ages and different costs. Based on my visit I could live in any of these communities but some are out of my price range and some i would probably avoid as the average age of the residents is allot older than me. One thing I have heard from multiple people who live in these communities is you want to come into a community with a group of people of similar age.
Each of these places has positives and negatives but they all offer a high quality retirement environment with lots of activities. From the people I have talked to if your can't find things to do or people to enjoy your not trying.
Houses in these communities go from $250k -$600k with houses of $800k+ available. Home association (HOA) fees run from $150 - $250 per month for services and access to facilities. Most of these communities are not subject to School taxes which saves some tax dollars.

One thing that I heard when I was looking.......and Jerry has stated above.....is that when you move to a NEW neighborhood......all the other folks are NEW TOO.....and looking to meet others and make friends. I think this is a HUGE deal.....and would advise most folks to buy a new home if you can afford it. Also it's a bit younger in those new homes than the older home in many situations.......but it should not be that big of a deal about two or three years down the road if you can mix well with others.
The other thing is the proximity to airports for travel and sporting events and shopping and restaurants that are "off campus". Huge deal to us.

^. Kinda wonder how you felt about Saddlebrook Ranch Jerry??? To confirm, the newer Saddlebrook Ranch Not the older Saddlebrook? We stayed 3 days at Saddlebrook Ranch and they are now growing. They only have 800 units which is not allot considering they have been around for 10 years. This and the fact very few people golf makes me wonder what is going on. We had a house on the course and typically golfers did not show up until 9am and I also saw frequent singles. They have allot of capacity. Houses are stick built and are nice quality. The facilities are nice looking, new and are top notch. I understand Mr. Robson recently injected allot of capital into the place and the new facilities are very nice. Facilities are smaller than PC but the same quality. We drove around allot with the golf cart and people were very friendly and people stopped to chat with us and ask if we were going to move into the community. I understand Saddlebrook and Saddlebrook Ranch use to have an agreement to share facilities but that has ended. I believe this benefits Saddlebrook Ranch. One thing I have seen that should be understood is the quality of the ground water in Saddlebrook Ranch. You need to know what your getting into but allot of this is self evident.

But at least the gated community keeps the local hip hop artist from stealing your shit easy. And do you want kids living next to you year round?

There are but like any large metro area by the time you figure in your minimum criteria you will be 200k+. We all missed our opportunity, in 2009 you could have purchased a nice home for 200k.

My brother lives in a 450k house and they lock the back door during the day. Package theft is rampant. Don’t do tobthe parks after dark. Not my cup.
