Yes there is homes for sale all over for $100K less or more. But at least the gated community keeps the local hip hop artist from stealing your shit easy. And do you want kids living next to you year round? My brother lives in a 450k house and they lock the back door during the day. Package theft is rampant. Don’t do tobthe parks after dark. Not my cup. Well that’s the same here in kanabec county. Same everywhere is my guess

I know of several homes that were sold at fire sale prices after the 2008 meltdown. NICE, NEW homes with granite countertops, 3 BR, 2 baths, and tile roofs were going for about $125,000 to $150,000 or so. BUT....these were homes that were in small communities and they were not HOA or gated homes. I know a guy that bought a few of these and rented them out....until he found he was not good at being a rental manager.....and got tired of chasing his rent checks. There are allot of bumbs here.
So.....you buy one of those and what are you gonna do for recreation? Not much. No golf, no pickle ball, no fitnesses or pool, no amenities. I dont think that lifestyle would appeal to most retired folks. It might be OK if your into shooting and hiking and 4 wheeling in the desert.....but it is hard to hook-up with folks unless you really work at it. Today, you can buy one of those homes for about $250 to 300k or so.....but you still dont have much lifestyle readily available.
The gated community with a patrol on hand here is a big draw for us. We really dont have many issues with crooks and such. Yes.....there is an occasional issue with theft.....but there are 5000+ homes here....and one or two issues a year is about the most I know of. Security is a big thing to us.

Times change....ideas change......and so it goes. Today I bought a lot on the 17th green of the West golf course.... about two miles south of my current home. Gonna build a new one. Several reasons why....including spending more time here in our aging years. We will likely "sell-down" our current lake home in the years to come.....as that is a huge tax cost....and lots of work to keep up. Gonna be hard to do that....but so it goes. Our life here in the desert is pretty nice.....and we have made some very good friends......and hope to make more in the new neighborhood. As we move from MN and to OZ.....one thing is sure.....and that is our taxes will go DOWN and our estate taxes will be diminished if we claim our new residence here in OZ. Likely do that in the next year or so. This is a great place to live......and had I known now what I didn't know then.....we would have built the bigger better home first off. Still.....it takes time to know the area and what you do and dont want.....and I'm not sure we could have "gotten it all" on our first attempt by any stretch of my imagination. May not get it all now either....but my eyes are more open than five years ago. We love our home....but we gotta follow our dreams. . Anyway.....gonna build a new home here in the desert of OZ and will be in by October or so.....and I have one to sell. (which should be fairly easy?? - one can hope....its a nice place.). SALUTE! We truly love life here at PC and in the desert....and we feel this is about the healthiest lifestyle we could live. We love our friends too! There may be a better place in this world....but we have not found it.....when it comes to amenities at an affordable price. Life here is good. . FORE!

We have a great place.....but we want to have something larger if we sell-down our MN home and become OZ residents. I need a place to keep my guns and all my Schmidt!. . I doubt if we will have a problem selling our place....it's a very nice place to live. We just have somewhat bigger dreams and the ability to get-er-done. I hope we are doing the "right thing". Sometimes that is hard to know. Kinda like selling our place on Gull Lake...those things don't come easy (we have the absolute best place on the lake - for us) ....but we know that at some point we need to make that change. Kinda gets sad as you get older.....but it's the way it is. Get used to it.....grin. We feel we are so blessed to have these choices to make. We have been unbelievlenly enriched in our times. Our God truly loves us and has afforded a great life to us....even if it ends tomorrow. FORE!
