Going to meet a forester at 1pm today and give him a few hundred bucks to walk a piece in Mille Lacs county. Word is 90% of it has never been timbered. I have never set foot on it.
I gave a lowball offer and sellers are game. (pending timber assessment)
Taxes are retarded in Mille Lacs county.
Any been there done that for when I walk with him? Its a few hundred acres that is set up ideal to split into 40's and 80's.

What's a surveyor charge in that part of the world? Cost me a grand to do a 40 few years back. Not certain what a few hundred acres would run. Gonna make that call right now. Thank you.

I think the Forester's "take" may depend to a great degree on the amount of timber to be sold. Small dollar value sales will cost a higher % than a big dollar value sale in most cases. It also may depend on the amount of work the forester puts into establishing property lines and how selective the land owner is. I.e. Clear cut vs selective harvesting. I'd say the value of the forester is to most effectively reach your dreams for the property. I suppose they logged on about 60% of my land or about 60 acres. I had them leave alll small oaks and any birch timber. they tolk mature aspen and red pines for the most part. I also left a few pockets of pines around my building site and around swamps, and property lines, etc. He surveyed all the corners to eliminate issues with neighbors. I think I paid about 12% for the forester work......which was a good value for me as he found and supervised a good logger for my property. I think we are now seeing the bennies of this work. Quite a few decent bucks on camera chips just pulled yesterday. I used the proceeds from logging to buy a new orange tractor with a cab, a new heated cabin for lunch complete with deck, and a corduroy road across my swamp. Which remains a work in process. ....and still had a few dollars left over. .

Good luck, seems like some decent deals on wooded land in that area. Fixer uppers possibly.

The trade war is really raising hell with hardwoods pricing, and it sounds like the aspen market may be going the way of farming. Only the big operators may be making bank. Bottom half would offer over 7% return after taxes so may keep that and sell the rest after timber.
