Not far from some nice areas. I know the crews that hunt just to the NE of that around the west side of Spitzer and around Sampson lake. They are a good neighborhood for deer.

The last couple sales near us were 1700 per acre roughly. One had zero tillable on 120 acres. The other was about half tillable on 120 acres.
Our place is ne of this farm about 4 miles.

The other neat thing with that farm for sale is if it has water it could be deep. Several of those tiny lakes adjacent to that land and around sampson lake have fish. All private stuff. The wma next to this farm has pike in the lake for sure. One of the lakes in those hills is our secret bass honey hole. Opening day last year my son and i got over 200 bass... yes we keep track for the fishing logs. I am not worried to say it on a forum. Nobody will get in even if you figured out which lake. 🤘 I am damn lucky to have known the family since i was a kid.

There are some nice farms in OTC. There are guys that consistently shoot 140-150 inch bucks or bigger. Seems to be common habitat theme of swamp/tamarack... woods with some tillable.
Prices are 1500 acre up to 2500 acre (maybe more) if it has woods, water and buildable .

I always wanted to own in OTC but got divorced than Mn went apeshit on the heard. Then i bought out of state. Love all the lakes in that area.

I believe with the right situation, large parcel with mix of habitat, woods, crop, swamp, possibly some additional native grasses, tree plantings, large food plots....
Example
640 with mix, Ottertail County could stand up to any 640 in any state. Trigger control and lettting bucks get 4/5/6 years old. You'd shoot booners with heavy body weight...in my opinion. Some of the pics of bucks that come from that area are jaw dropping .

Bigger racks in other states, but the combo of rack and sheer body size make OTC bucks pretty unique bulk image upload

OTC and the surrounding area does produce some tremendous bucks. They are still the exception and neighborhood is key no matter where you are at.
If I was buying anywhere Location is the number 1 priority but neighbors are probably just as equal.
That bottom buck I believe came from north of Osakis which I think is Douglas county.

There's some real hogs that come out of the Osakis/L.P. area every year too. The bar that we hang out at is on the south side of L.P., only about 15-20 minutes to Lake Osakis. Lots of folks from that area frequent the bar and enter the big buck contest.
Let's face it, much of central/west central MN has the potential to produce some phenomenal bucks.
