Good luck Mike. It might be a good time to evaluate some other places in the area and talk to a realtor in case things don’t work out. We've had a realtor looking for us for a year. We've looked at 5 but pictures lye. We also have talked to 2 other realtors in other areas and they know what we are looking for. The one we are looking at today was not in our search area but the location and everything the home has meets out wants. It's also a town the wife grew up in so she has family in the area. Hitting the road in a few minutes.

Daughter is looking at building a floating slab on grade house like this with full shop/garage. 48’x88’ with about 1400’ for the house part, 2700’ for the shop/garage. Looks like a pole shed and is taxed as an AG building. $200k start to finish without land.

Good luck. The house across the street went up for sale Tuesday. They had over 20 showings on Tuesday with 10 offers. They accepted cash offer Tuesday night for 30 thousand over asking price. It is a seller's market.It sure is. I was bitching to my neighbor about an increase in my valuation for next year from our township. He asked what they moved it to and when I told him he said I could likely sell for $100K+ over that price (he was a realtor for years, just retired). It really made me consider putting this place on the market for an ungodly sum just to see what would happen. I don't know where we'd go if we did sell...so I'll sit tight for now.

We saved a long time to build. $6.5k for septic, $12k for a half mile of power lines, $3k to survey a plot the size the bank wanted, $6k for water to the meter, $$ for water to the house, etc. Adds up quick! Worth every penny for us. If we weren't in our retirement home I would consider doing what smsmith suggested with asking an ungodly amount and seeing if anyone bites. A guy may have to rent a while to see the housing market change, but it could be a pretty good investment if you sold high and bought cheap. Might be a little risky though for someone retired and not ready to wait.

The numbers he was telling my wife what we could get for our house were insane. Very tempting but than we would be in same situation of over paying for a new place.

I've gotten unsolicited offers on my place. I'd love to sell, but we have to live someplace, and I have a job here right now so moving to the farm isn't an immediate option.

Played golf on Tuesday with a guy from Fargo originally.....and now lives at his cabin in Detroit Lakes......and built a new place down the street from me in OZ. We have a mutual friend that has stayed at my place on the Lake in MN.
We got to talking homes and such....and I said we may part with our lake place as a way to downsize a bit in the next few years. He told me that they wanted to get further toward Brainerd.....and before we list the house he would like to look at it. He has the stones to buy it I'm sure. Selling is not on our immediate radar.....but if the right situation to buy was available......I think my wife could move from the lake. Not sure we are quite ready....but time is drawing closer.
Then.....my wife says....."why dont we just buy a place in the OZ mountains near Pinetop for an escape from the heat.....and let the kids come here to visit"? It's being considered.

Was a long day. We really liked the layout of the house and property. We did end up offering more than asking. The place has all we were asking in our hit list. In country but close to town (2 miles), town is just over 20k. Large lot 2.5 acres for large garden, fireplace (2) one gas other wood, neighbor not on top of us. Large creek borders south property line and dining and living room picture windows look at creek. 25 acre nature preserve on the other side of creek. Old farmstead across the road. Small woods east and north property lines. Large shed with concrete floor that I can turn into a shop. Interior of house very well kept, mostly hardwood floors, full finished basement. The wife actually loved everything about the house except for the garage windows. There were 4 more showings after ours. They had 2 offers before ours and 3 after. Owner was going to be presented offers around 6pm and was to make decision by 10. Our agent called and said owner (older widow) was very emotional about selling and wanted to sleep on it. She called again later and said the letter the wife had written for the owner really hit her hard and our offer is one of the 2 she is considering. I told our agent I'd stop the car and turn around and drive back to talk to her if that would help. She said that wasn't necessary. Decision will be made this morning and I can't sleep. Almost forgot the town is where the wife spent many years growing up, she has a sister that still lives there and many cousins. I told the wife there was everything I ever needed within 4 miles from home. Grocery store, gas station, menards, fleet, harbor freight, tractor supply, NAPA and the county fair grounds.
