If St. Cloud cancels their P.G. flights, Fargo airport has flights to/from St. Pete/Clearwater. If we fly next year and St. Cloud isn't an option, we'll drive to Fargo instead of driving to the Shitties and flying from there. I'm thinking next year will be the last year that we may fly. After that, we'll take a few days to drive down and back. I don’t mind driving if I am not under the gun to get one place or another. I like looking at new shit on the way. And with ticket prices and gas prices skyrocketing, we will see which way I go in the future.

We'll look at ticket prices and rental vehicle prices and compare them to the cost of driving one of our vehicles and a number of nights in hotels, and go from there. Once my wife retires, time will become a non-issue

After one week here checking out multiple locations. I see a change coming. Gut feeling. But this can’t keep up. Nice area, very busy . The best spot overall we thought was Punta Gorda, FL. Smaller town, not as busy . Direct flights from St. Cloud. I guess we will have to watch the market it both Florida & Arizona. No hurry! One thing that is different today then 2008 is many of the homes purchased are not leveraged like they were in 2008. Many homes recently built or purchased were funded with either home sales or investment/retirement accounts. If this is the case you won't see as large of a downturn in the housing market as not as many owners are underwater. If you are trying to land on what a second home value is I think the prices we are seeing will be with us going forward. I don't think the cycle will be nearly as big as 2008.

If there isn't a rather large reduction in FL home cost after the next major hurricane blows through, it'll be the first time it doesn't happen.

They’ve said they have no plan to increase US oil production so it’s getting much worse.

For a winter weather destination, I don't think you can go wrong in Florida or Arizona, I have been to both. We made our decision on AZ because no hurricanes, limited amount of New Yorkers, No where near the amount of mosquitos, and no big ass cock roaches. What we found being here 2 years, is it can get real windy and blow shit everywhere and it has bugs as well. It gets Hotter here even though its not a lot of humidity. An oven gets hot and with no humidity so its hot! We are on the number one green and we never thought about it being mowed first in the morning. So 5am-6am mowings are common. The traffic in phoenix sucks, but don't know if its as bad as Florida. No income taxes in Florida but property taxes seem to be double what they are here in AZ. Don't know if the other fees and sales taxes make it a wash for either place. Golf times are getting to be a pain in the ass here. Whats it like in Florida? Don't know. So which is better? No Idea!

I’ve read many predictions. A recent article in The Federalist predicts the worst crash ever. I don’t necessarily agree with the article, but if history repeats itself it will not be good out one for the housing market .

For sure after seeing my younger brother and older sister die early. You and stu are younger. I think you needs to wait. Especially if your families have someone still working.

Mo..I’d agree, and I don’t think you guys will see much of a reduction in value. Certain areas will be very attractive, and a pool home on golf course in Arizona is one of them !

If you are trying to time the market with the plan to convert one asset to another you need to play both assets. If you sell one de-valued asset for another you will minimize your upside.
What asset won't devalue in a market crash is difficult although farmland is one that is pretty recession proof. You would have to sell the farmland when the time comes to buy your retirement home.

Yep, it does get windy but not bad and when the heat increases the bugs come out. For the most part during the winter months the bugs are very minimal. Depending on your tolerance to heat the summer is very hot in Arizona, to much for me at my age, maybe I'll like it when I'm in my 80's but not right now. Dust is a small issue in Arizona, but it does require you to clean your patio and house often. Not a huge deal but you don't want to leave your windows wide open as the ambient particulate is high in AZ. Most houses have a fresh air filter system that works fairly well otherwise cracking the window a little on calm days works. So far the people in Arizona are good and IMHO a better match for Midwest people then the east coast.

I made the mistake of putting in a screen replacing the attic access cover in the garage attic to let the heat out in the summer because there was a roof vent straight above the access hole. May have cooked the garage a couple degrees, but every time it started blowing here it cover the wife’s truck and everything else in the garage. So I sealed that access hole up now.

My wife has friends in the Ft. Myers, FL area right now. Yesterday it took them 90 minutes to get over the bridge into town. I can only imagine how difficult getting a tee time would be.
That Ft. Myers/Sanibel Island area is certainly very nice, but wayyyyyyy too many people for my wife and I.
