Ive been toying with the idea of asking the farmer that owns the land to our south about buying an easement to our land. The access to our main hunting woods has always been not the greatest as we can only access from the north as we are bordered by swamps to the east and west. Having access from the south would greatly reduce spooking deer as most live on ours but feed on his big fields.
He already has an easement on the field road in question to another mutual neighbor.
My question is what should I offer in terms of a price? anybody else done something like this before?

Would the farmer be losing any land to production at this time? In other words, is he going to be able to still farm the easement property, or are you putting in a driveway of sorts? If you are putting in a driveway, does it benefit the farmer in any way?
My guess is you'll be paying about the same price per acre as if you were buying the land. What's the going rate for farm land there?

I would ask for a trespass fee if he won’t sell the easement as most farmers don’t like to sell even the smallest piece of land. Sign a trespass lease agreement with him for a small amount of money and get it recorded at the court house.

There would be no ag ground lost as it is an existing field road. total length is 3500 ft.

It certainly can't hurt to ask him about a buying an easement, all he can say is no. That's a really long easement, so I'm guessing it will be more than $10k.

I think I'd begin by asking the other neighbor who already has an easement what he's paying the farmer.

I had a guy ask me for an easement back at the farm in Nowthen Mn. 2600’ or the length of an 80, 66’ wide. I told him he didn’t have enough money. He said try me. For the trouble I told him $250K. He said no and I Never heard from him again.

That easement would be 2.4 acres. So 10k might work ? Who knows ?
