Theoretically if you bought this 40 acre parcel, what would you do with it? See the link for the general property lines. weisschoice.com/property.php?ID=1479There doesn't seem to be too many positives in my mind. It is very open. Even the surrounding area is open. The creek cuts off the southern end, which I would guess would make it hard to access. The road it is on is more of a shared driveway. I'm not sure what a "Light covenant" is, but sounds like someone else saying what you can and cant do. It is not even that cheap.

The convent maybe an permanent easement or a restrictions on use. I'd be wondering how far away the sand mine is.

That whole piece looks like it'd be hard to access with the prevailing winds. I'd be planting spruces around the edges, corn inside of them, beans inside of that, then a combo of NWSG and more spruces and native berry brush.
Ultimately, I wouldn't go past step one without a solid plan. Step one is, how do you access the place with a NW, W, and SW wind? The layout looks like one where if you'd bump deer on the way to your stand, they're gone for the afternoon.

Thats a tough piece to hunt. You either hunt the deer bedded on yours going to the neighbors or the neighbors deer coming on to yours. Bedding on the outside and food in the middle makes it tougher to plan decent access. If you had an enclosed electric buggy you could plan long strips of food with corn or something tall to screen your entrance and exit in the open that parallel the cover and crawl into a scent tite box blind. I would keep looking for a piece more conducive to better access.

I agree access would be troublesome. Only access is that "road" which looks like a logging trail on the North side. My guess is just driving to the gate of the property would alert any deer in that little section of woods on the North property line. I would think you would have to try to make south of the creek bedding\sanctuary. Planting spruce and what ever else grows in low wet areas. Like SD said maybe NWSG in the low areas north of the creek. Here is the 10 foot topo lines and parcel lines from county web site (Property is 2 20s)

Are you considering purchasing? Or is this just for fun? Mostly for fun. This is very close to my In-Laws land. I would like to purchase some land, but probably wouldn't happen for a few years. But when I'm ready it would probably be in the 40-80 acre range so looking at pieces like this is somewhat educational for me. There is a 20 acre parcel that borders their land, if that came up for sale I would try to buy for sure. Since this already divided into 2 20 acre parcels, maybe some investment opportunity later if you hold on to long enough. Sell them individually.

Gotcha. Well if you were interested it never hurts to ask the neighbors if they are willing to sell some. Maybe buy access from the south and/or potentially more of the wooded acreage to the north.
