Well, it's that time of the year. We did zero improvements, and...our valuation went up $90k.
This socialistic state may push us away yet
Edit..our valuation went up about 15%...the east neighbor's about 27%. How on earth is that possible?

Are these property value changes included in the inflation rate? I guess if it’s considered an investment, it’s a good thing..,
Ours went up, too. I forget how much. The assessor will tel you that you can sell it for that price.

My selling price just went up a bunch more I guess. |

I don’t think the valuations matter. The way it was explained to me is that it’s just for carving up the tax bill among all properties. So if everyone went up 15%, your only increase would be the increase in the tax budget.
Now if some asshole wrecked the valuations in your neighborhood by overbidding for a comparable property, that could be a problem.

I don't believe too many citidiots are moving in around here, but when I put up the for sale sign I hope some folks from down that way want to take a look. Not many people from around here are going to have the money to buy me out. |

My valuation is up 300% from when I bought bare land. My tax is up about 40% since it was bare land and after I put in the shed.

NH passed a law about 20 years ago that towns need to evaluate all of the properties every 5 years. That meant it cost my town $500,000 a year to hire an outside appraiser. I’m sure it’s $1,000,000 a year now. They appraise a percentage of the town each year. A lot of people bitch about their appraisals but, I don’t know of one house selling for less than the appraisal. Most were $100k-$200k lower than what was appraised. My last appraisal went up 15% but, my taxes went down. Some properties were under tax valued went up. I know of two houses that were town appraised at $450,000. The owners disputed the appraisal. They lost but, their houses sold 2 years ago for $800,000. We don’t have a sales tax or income tax though so the state gets a chunk of eqch town tax bill each year. I think the whole appraisal thing is a racket though.

In my area, large ag operations buying out smaller ones is pushing up the land prices. Often two nearby producers want to buy the same smaller producer out. St Cloud metro push is getting closer, but probably not in my time frame. We are both probably lucky to have what we got. |

I had to get my place re-surveyed and to break out a couple acres and make two plots, or they wouldn’t let me build a second dwelling.
Valuation on the little two acre chunk with the original farmhouse went up 25% this year.
