And unlike no fo I will prove it. This is my tax bill for my front 40 where the cabin is. I will be putting this back into mfl. Can't afford it this way. You pay $50/acre in property taxes? For woods? Mo Its crazy. That is what you would pay (And I paid last year) if you are not in MFL. You basically have to go into the program to make it affordable. That is the tax rate. The MFL rate is $10.68/acre for closed. So that is $427 per 40 acres.
I let my MFL expire because I was supposed to get logged and I didn't want to pay the 5% harvest tax. Well perfect storm happened. I didn't get logged. And I had to pay the taxes. Then they changed the rules where they got rid of the harvest tax so I didn't need to come out of the problem in the first place. So I threw away about $1500 bucks thinking I was smart. Ugh.
I am already in the process in having my new plan wrote up so I will be in the program next year. Fuck my life.

I may never sell anything in MO we pay $373 for 120 acres and I thought that was getting up there! WTF!

I was going to ask you if you sold you place could you get the assessed value of $194,900.00? Fuck no. I paid $115,000 for my 80. Yes 80. Not 194,000. (My two 40's are separate tax bills).
I did get a good deal but realistic prices are $1600-1800 an acre. So that would be at most $72,000 per 40. Not $100,000

Why? I don't have to pay a harvest tax. What's the difference? Fuck if I'm paying $4,000 again next year. I almost fell on the ground when I saw it.

Question is though, WILL they agree to let you log it or carry out what you need to do to implement Steve's plan?

yes. It was already ready to be cut. its a long story not ready to type it out. But its ready. Just like the back 40 is.
Also, as long as I don't go over 20% unproductive area I can do whatever I want.

Where the hell does all that tax money go? See the line on your tax bill for a "gravel tax", all the roads in WI are paved now and half of them shouldn't be. Got to repair that frost heaving every spring and that money has to come from somewhere?
