My daughter who is a college freshman who likes math just declared accounting as her major.
Maybe she should do taxes for $500 per hour. Take her time, do them right and have good long term clients who own deer property.

my guy retired a couple years ago, his daughter has it now..... Lets just say, not impressed. A month ago I received a bill for tax preparation for 2020 and 2021... I called her up and gave her a rash of crap. First off, IF I hadnt paid them, why am I getting a bill now? Her excuse,,,, we are incredibly busy. What BS. Secondly, I pay the day I have it done and have for umpteen years. I told her I am not looking for cashed check evidence that far back. She sheepishly said, you can disregard that. WOW

I can say this, I still have not found a better old school tax preparer that listens yet. They are just not out there looking for new clients. I got a liberal bitch that still won’t let you come into her office because of the pandemic. You have to mail your shit to her and hope she can decipher it. I don’t like it.

Still have my CPA I don’t like, but I put up with her. Maybe not any more. I was just in her office going over some things so I don’t have any year end surprises. I just ask her about the tax consequences for the two ETF’s I have in a taxable account. She said what is an ETF? How long have they been around?
😡😡😡🤬

My Big wig CPA/Auditor/Manager daughter has been chosen to speak to an accounting class at one of our Local High Schools tomorrow morning. Evidently, they don't know much about her father. LOL!
Edit: Small Chunk, look out!

I had a guy that I would consider on the boundary of friend and acquaintance. He did good enough, just wasn't particularly helpful in providing advice for decision making BEFORE tax time so I tried the guy my parents use as a financial advisor and CPA. So far he costs more and isn't exactly helpful on the tax planning front. He told me I should pay down my 2.85% mortgage (interest is used in my itemized deduction) rather than holding that cash in 4.5% savings account.. And he's in the cities and is old school so wants to do paper forms in person. My old guy did everything electronically, haven't had to print stuff or drive to see him in years.

That is going to be a huge problem for real estate people. Few sales because No one will give up a 3% mortgage for a 8%.

A lady in my roommate's office is buying a house on contract for deed from someone that has a sub 3% mortgage. The mortgage company approved it, and the seller is going to charge a small premium over their rate with a 5-year balloon. Apparently, the seller doesn't need the cash to build their next place. It's probably helping the seller get a much higher price too.

If you can sell as a contract for deed for a higher price because the payment is still lower for the buyer it seems there may be some benefits? Especially if you get the house back if buyer fails?

Especially if you get the house back if buyer fails? That’s great if the buyer can make the CD payment so the seller can make their mortgage payment. So this transaction tells me the buyer can’t get their own loan and the sellers greed will come back and bite them in the ass. Edit: that’s if this story is even legit.

Daughter just got back from her speaking engagement at the Braham HS in Braham Mn. Said it went very well. But the best part was the kid in the front row she said wearing a Trump 2024 hat. She could not believe he was allowed to wear that. Loved it she said. Kudos to Braham HS.

To the guy that already knows and owns them. Sent me nothing about the tax difference I was looking for.
