SD would love all the solar powered homes here. I bet nearly half the homes in my hood are solar powered and those folks have little utility expense. Because I’m a snow bird it does not make as much sense....but I bet my total utility bills don’t average over $80 a month. Pretty low cost living here.....unless your heating a pool. Grin.
edit: I suppose my a/c expense would raise allot if I spent the summers here We set our thermostat to 85 degrees when we leave for the summer. Bills are not too bad thataway. Water expense can be high if you have lawn or a pool.

Man has three electricity bills. Poor guy's probably got to reuse his golf cart decorations each year too. We’re all so old and forgetful that lsat years decorations look new to us. I save a fortune on magazines and newspapers too.....I simply black out the dates with a marker, and read em again and again...it’s all new to me. Life gets so easy when you have no memory. FORE! Heck, we have all new friends every day and we have to tell them the same old stories.

It always surprises people how little time they spend with you....if any. They don't need help selling these places.....folks that stay here sell themselves. If you were to buy a new home now....they could not start on it for a year......this market it hot. FWIW....I have talked with folks that used the preferred guest program several times and in several locations to decide where they wanted to be. It's a really good value. They provide a home, golf cart, two rounds of golf, a nice meal ($100 value) and full use of the community for two to four? nights - your choice. I think it costs about $100 per night.

^. Yep....In my hood they sell about 400 "resale" homes each year and about 200 new homes (currently). We just went over 5000 total homes in the hood. That is pretty big for a "gated" community - one with a guard house and automatic gates and a patrol that is hired to watch the community. There are larger communities.....but they dont have the patrol and gated features.....so anyone can come and go.
edit: do a google search for "55+ retirement communities in Phoenix". and you will likely find about 100 communities to pick from and some realtors etc.

^ Regarding communities......I've always wanted to check out Westbrook Village in Peoria AZ......a northern suburb of Phoenix. (Phoenix is like Mpls.....made up of lots of suburban communities). I have always read about Wesbrook Village....and it sounds like they have very nice homes and they are in a super location. Most anything you want to get to is close at this place. I've never been there....but I'm told it's somewhat upscale from the Sun City homes....which are becoming dated. The Westbrook Village has modern looking homes with tile roofs and such......and most were built in the 90's and later. They have a golf course, pool and communty center like all the better retirement communities.....so there is lots to do. But the location here is pretty superior to access about everything within ten miles or so. I think they have about 3000 homes or so?? Anyway.....I'd definitely check it out. It's been built-out for some years now.....so it's all resale homes. No new ones. Prices I have seen seem "reasonable" if compared to my hood. .

I think we are about to become a two-golf cart family. We seem to play golf on the same days around here.....days that end with a Y. Grin. Anyway....been looking pretty hard at those new EZ Go Elite carts with a lithium battery pack....and LED lights, USB ports and the like. 5 Year guarantee on the batteries.....no maintenance.....less time to re-charge.....and lower costs too. Foggy is going "green". Eat your heart out SD!
