FIL sold 320 on the south boarder several yrs ago. Has been good so far. A kid I taught and coached bought the 340 north of us. Hunter and plotter, but he's early in his killing career so I've avoided talking about setting common goals. Currently not fair for me to ask him to have the same goals I have. I wouldn't be surprised if we end up collaborating on shooters and management someday. He's eager to learn and active with his management. 80 acres of tillable bottom ground west of me sold a yr ago. I saw a car parked down there during bow season last fall and left a note on the windshield. Left my number and the offer to share trailcam pics of bucks running the bottoms coming off his property. He called back, just a farmer with no interest in hunting or deer pics. Nice chat, no problems so far. I hope and pray all stayes stable and calm around me. My dad had a poacher and trespasser move next to his place. He was selling fresh deer jerky year round at a local hardware store. Deer all but disappeared on his place for several yrs. It was a mess. How much does bottom ground tillable sell for in your area?

How much does bottom ground tillable sell for in your area? Honestly don't know what this sold for. The guy who sold it kind of did a bunch of inside deals. Getting old and tired, kids not interested in land, kind of made some offers to people who might have a personal connection to that chunk of land or a history with it. My neighbor got a decent 10 that we had penciled in as a possible shooter...those damn bow hunters!! LOL

I’ve got a neighbor that had a ladder stand 5-6 feet from my line. He’s got shooting lanes trimmed onto my land. This stand has been there for many years, and he sits there all the time. It’s a good spot!
I’m thinking of hinge cutting about every tree to the north and just create an impenetrable nasty mess with no shooting lanes. It might create some bedding, but I don’t think that’s all bad ? Unless he catches a buck going back in there in the morning?
Your thoughts on options ??

Hell, my friend had a line hunter several years ago, he screwed plywood on trees on his side next to the stand, so the guy couldnt even see on his land.

I saw the pic of the neighbors stand and his plywood wall in the trees literally feet from it. It was simply awesome.

A massive hinge cut area might encourage bedding there, but a thinner strip would prevent the neighbor from shooting on yours.

If he is a decent neighbor, maybe it pays to visit with him. Did you allow him to cut the shooting lanes or were they in place when you bought the place? Could you reach a mutual agreement on how far to shoot on each other’s land, if at all, and how to retrieve a deer on the neighbor’s side of the fence? My neighbor has a stand on the fence line. Another neighbor usually hunts that during rifle season. I have become less protective of my land with time. The rifle hunter usually shoots a reasonable buck from there. I have asked them not to shoot far onto my land, pointed out where our stands are for stray bullets. They usually contact me if they need to retrieve a deer on my side. Same for another neighbor and all is well. So far neither side has abused the privilege and neither have I. I have tried hard to be less concerned about deer that a neighbor kills.

They cut the lanes before we bought. My philosophy is to make my property the best in the area. Allowing a neighbor to shoot into my land is not part of the equation. Has he done it ? I don’t know ? Maybe not … ?
I would like to talk to him, about management. The just shoot too many deer . However, I’ve never been one to pressure my neighbors …. It’s their land and they can do what they want .
Hinge cut the area is part of our long term plan anyway.
