Hey everybody sorry I havent been around much but work has been insane latley and the wife had a back injury a few weeks ago, so not much down time. anyway we are in the very early stages of thinking about building a home at the old farmstead. We want a one level Shouse/Barndominium. sort of like the one blow with some tweaks. I have sent it off to get a quote. probably a horrible time to get a quote with lumber being so high at the moment. I know some others are looking into this style as well so I figured I would start a thread where anybody could post questions and see if you smart people could help out. Never built a house before so this is going to be a new adventure. this will be the general location of the house

Look up Boyd Olson. He built 2 pole barns for Dad. He is out of Clitherall. See what he has to say. He is related to me somehow. Lolllll. Too many distant relatives up there

Good luck with the build Lee, hope the wife is healing up. I don't know shit about building houses, that's why I hired a general contractor.

Congrats Lee, looks like a big building. 80 x 50 is a big footprint.
The wife and I have gone back and forth on putting something on our land but ours would be much simpler than what you are looking at. We would not live there and would probably keep it to a few rooms and more barn. We don't know what we are doing when we exit the cities so its best we wait until we figure it out.
Once you get bids I would be interested in the cost per square foot, particularly the cost for living quarters vs barn.

I think it would be hard to get under $100/square foot these days. That's a really nice layout though with plenty of space for everything.
I had a cabin/garage combo built on my land in WI about 8 years ago. Steel siding and roof, concrete floors, electricity, etc. My costs were over $60/square foot and we didn't have to dig a well or bring in electricity too far. My building is 40x30 (about half garage space, half living quarters), plus an additional 8' porch on the 40' length section.
One thing I would really recommend is a nice porch/overhang on one side of the building. We put a 8' porch on one side and it is really nice to have a dry spot to put your hunting clothes, clean fish if it is raining, etc. Good luck and keep us posted as you go along.

Shop is 50x30. Nice.
What about an 18x8 door and a 10x8 instead of only 2 single doors? If u have cars in there with 2 doors and atvs in there u will have to move cars out to get things out of the garage

That price seems high doesn't it? 80 x 50 x $100 would be $400k with 2500 sqft of living space and 1500 sqft of barn.

If there is well, septic and electricity at the site already that would cut the price per square foot quite a bit. I'm been getting quotes in SE MN for an industrial building expansion that is relatively simple and the prices are much higher than I expected. So far all 3 came in between $100 and $150/square foot. That quote combined with my shed/cabin building costs (excluding well) that exceeded $60/square foot 8 years ago makes me think $100/square foot is the current going rate. Of course my estimate is worth exactly what you paid for it though-

Currently the old house has a drain field im sure we will have to update the septic.
